One-off aircon servicing or a maintenance contract: which suits your home?

Booking aircon servicing visit by visit versus signing a maintenance contract: what contracts list, questions to ask and when each option suits.

Two ways to keep an aircon serviced

There are two ways to book routine aircon servicing. You can book each visit when you decide it is due, or you can sign a maintenance contract or package that sets out a number of visits over a period, usually paid upfront or in instalments.

Neither is right for every home. A contract can save you the effort of remembering and rebooking, and it may be priced lower per visit than a single booking; compare the terms to find out. Booking visit by visit keeps you free to change company, skip a visit or switch to a deeper clean when the unit needs one.

This article compares the two, explains what a contract usually lists and gives you questions to ask before you sign. It does not cover how often to service, which the guide to how often to service your aircon explains, or how to choose a company, which the aircon servicing guide covers.

What a maintenance contract usually lists

Contracts differ between companies, so read the actual terms rather than the headline. Look for these points in the company's own wording.

  • Number of visits: how many servicing visits the contract includes and over what period.
  • Units covered: which indoor units are included, sometimes listed by room, and whether the outdoor unit is part of each visit.
  • Type of service: whether each visit is a general service or whether a chemical wash is included at some point in the contract.
  • Scheduling: whether the company contacts you when a visit is due or expects you to book each one.
  • Extras: whether any discount applies to repairs, gas top-ups or chemical washes booked during the contract.
  • Payment: whether you pay in full at the start, in instalments or per visit at a contract rate.

One-off visits and contracts at a glance

The table below sums up the general differences. Individual companies vary, so treat it as a starting point for your questions, not a description of any one offer.

Questions to ask before you sign

The terms that matter most are often the ones about what happens when plans change. Ask each of these before you commit.

What happens to a missed visit?

Ask whether a visit you cannot make can be rescheduled, how much notice you need to give and whether unused visits expire at the end of the contract. If visits lapse, a contract can end up costing more per visit than booking one at a time.

Are repairs and gas top-ups included?

A servicing contract may cover cleaning only. Ask whether a fault found during a visit is charged separately, whether the contract gives any discount on repairs and whether a gas top-up is included or extra. If the unit is not cooling properly, the aircon repair guide explains what a repair visit involves.

Can you cancel, and what is refunded?

Ask how cancellation works and how any refund is worked out for visits not yet used. This matters most when you have paid the full contract upfront.

What if you move or replace a unit?

Ask whether the contract can be transferred to a new address, passed to the next occupant or adjusted if you replace a unit. If you are moving house or a unit is replaced, the remaining visits may not carry over unless the terms say so.

When each option suits

A maintenance contract tends to suit homes that run their aircon every day, service on a regular schedule and are already happy with one company. The reminders help, and if the per-visit price is lower than a single booking, the saving builds up over the contract.

One-off visits tend to suit homes that use their aircon less, are still trying out companies or expect to move soon. They also make sense when a unit is ageing and you may replace it, since you are not paying ahead for visits on a unit you might remove.

When you compare, work out the contract price per visit and per unit, then compare it with single-visit rates. The aircon servicing price page shows rates that companies publish by number of units, which gives you a reference point. If a deeper clean is likely during the period, check whether the contract includes one, and compare with the published rates below.

When replacement is on the table

If a unit keeps needing repairs, a contract for that unit may not be a good use of money. Ask the company for an honest view of the unit's condition before you sign. When you are choosing a new unit, the NEA energy label helps you compare how efficient different models are.

If you live in an HDB flat and the work involves installing or moving units, read HDB's air-conditioner installation guidance before you agree the job. Area pages such as aircon companies serving Tampines list companies that name your town, which helps you build a shortlist to ask about both servicing and replacement.

Questions

Is an aircon maintenance contract cheaper than booking visits one by one?

It can be, but any saving only holds if you use every visit. Work out the price per visit and per unit, and check what happens to missed visits before you sign.

Does a servicing contract cover repairs?

Check the terms. A contract may cover routine cleaning only, with repairs or gas top-ups charged separately. Ask the company to state in writing what is included and what is extra.

What happens to my contract if I move house?

It depends on the terms. Ask whether visits can move to a new address or pass to the next occupant. Ask about moving, cancellation and refunds before you pay upfront.
